THE PHILOSOPHY
I learned this early. Watched my father build a real estate portfolio from scratch, then watched tax law changes take it apart almost overnight.
That taught me something I've never forgotten: durable assets in supply-constrained markets, built around real need, outperform everything else through every cycle.
Thirty years later, that lesson still guides every decision I make. Not because it's conservative. Because it's right.
01
Assets built where competition can't easily follow. Geography, regulation, and scarcity create natural barriers, and those barriers are the advantage once you're in.
02
The best decision I ever made wasn't glamorous. It was durable. Consistent performance through market cycles. Real need. Real assets.
03
Thirty years to earn the partnerships. Access to opportunities that never hit the open market. These relationships are the reason, not the result.
04
Protecting capital isn't a strategy. It's the whole point. Everything else, returns, growth, upside, is built on top of that foundation.

Early
Watched my father build a real estate portfolio from scratch, then watched tax law changes take it apart almost overnight. The market doesn't care about your business plan. That lesson shaped everything that came after.
